The Greek Golden Visa Program provides to non – EU citizens and their family members the right to acquire residency and free Schengen Visa by specific investment in real estate or financial options.
The investment options under Greek Golden Visa Program are the following:
- A minimum amount of 250.000€ in real estate property. For Attica, Thessaloniki, Mykonos and Santorini the minimum of value of real estate acquisition is 500.000€ The ownership of property can be acquired either from an individual, or from a legal entity established in Greece or EU, whose shares are fully owned by the individual applicant.
- An at least 10-year lease for 250.000€ rental amount agreement for hotel accommodation or furnished tourist residences in tourist resorts and accommodation complexes
- An at least 10-year times-share agreement for tourist accommodation
- Term deposit of a minimum of 400,000€ in financial options, e.g. term deposit at a Greek Bank, for at least one year, with a standing order for annual renewal
- A minimum investment of 400,000€ in Greek Government Bonds with a residual maturity of at least 3 years
The required investment of the Greece Golden Visa Program is to increase from the current minimum of 250.000€ to a minimum of 400.000€ and from 500.000€ to a minimum of 800.000€. Investors may still submit their applications under the current 250.000€ minimum threshold, provided they pay a 10% deposit by 31 August 2024 and finalize the investment by 31 December 2024
The Greek Golden Visa Program offers the following benefits:
- Permanent residence permit in Greece granted for 5 years, which can be renewed every 5 years, provided that the investment is maintained
- No minimum stay or visit requirements
- Visa-free movement to all EU and Schengen Zone countries
- Qualification of a residence permit for the family of the Investor, including spouse, children up to 21, parents of both spouses
- No nationality restrictions
- Entitlement to apply for Greek citizenship after 7 years of residence in Greece
